As the LEED commissioning agent to CDM, GBE prepared the certification documentation and advised the client and the building management on the MEP systems in the renovation of their 10,000 sf office suite in the historic Pacific Center in downtown Los Angeles. The goal of this project was to match the client firm’s commitment to sustainability within the existing envelope of this 1929 building. Working closely with the design team, the building engineer and the contractors, the space was stripped to the studs and refurbished using salvaged doors and ceiling tiles from other parts of the building and low-emitting paints and materials for the interiors, furniture and carpeting. Many energy-saving features were included to reduce energy usage. Just reducing the number of overhead lighting fixtures has reduced consumption by 25%.
ConRAC
Los Angeles, CA
The new Los Angeles International Airport Consolidated Rental Car Facility (ConRAC) will make a tremendous contribution towards LA’s efforts to becoming the “cleanest, greenest” big city in America. In pursuit of LEED Gold certification, this facility is a ready and return car garage consisting of parking areas, a customer service facility, a service center, an Automated People Mover (APM) station and a fueling facility for 8,000 cars, as well as other public and administrative spaces. The 500,000 sf ConRAC facility will serve as the LAX interface point for buses from off-airport rental car companies, public transit, hotel courtesy vehicles and drop off-airport parking riders.

BMW South Bay
Torrance, CA
GBE put the pedal to the metal by providing design and consulting services to an existing automobile dealership. GBE presented four design options, from LEED certification to LEED Platinum, so the dealership could choose their targeted level.
Toyota Puente Hills
City of Industry, CA
This automobile dealership had already implemented many sustainable design elements in their construction: a white roof, a recycled-water car washing area, contaminant control, and recycling programs, among others. GBE provided consulting services on what steps the dealer could take to achieve their LEED certification goal.
Keyes Mercedes-Benz
Van Nuys, CA
This new dealership asked GBE to provide LEED NC consulting services. The facility includes a showroom, offices, a carwash area using recycled water and a parking structure covered with photovoltaic panels. Keyes is pursuing a LEED Silver rating.
Fire Station 12
Long Beach, CA
Last renovated in 1949, Fire Station 12, recently received a complete renovation. GBE provided LEED NC enhanced commissioning services for a new 11,000 sf fire station and a 5,000 sf emergency resource center and training room. LEED elements include low-flow plumbing fixtures, low-emitting materials, natural daylight, and a photovoltaic canopy over the parking area. Fire Station 12 is pursuing LEED Gold certification.
